Spanish property is the ideal investment, combining high growth with optimum security.Taken as a whole, the Spanish property market has risen every year since 1993, and since the year 2000 it has risen by a minimum of 9.4% per annum in real terms. The table below shows the rises over 2006 - 2007.

The Murcia region is currently undergoing a comprehensive update to its infrastructure, with miles of new roads, a new international airport, and new marinas being built. This, coupled with the area’s emergence as the favourite area for the luxurious 5* Golf resorts complexes, can only increase the investment potential.

Most investors buy off-plan, when properties are typically sold for 20-25% below the current price for a similar key-ready villa or apartment. When the properties ready (normally 20 to 22 months) they are then sold as new, or in many cases the contract to buy at the original price is sold, just before the villa or apartment is complete. These re-assigned contracts typically sell for 10% more than the price of the completed property.

Payment terms are usually 10% down, 15-25% within one month, and the remainder on completion. Spanish mortgages can be easily obtained at around 4.5% interest, and up to 80% of the valuation (normally higher than the actual price) can be borrowed, subject to status.
